Since the beginning of time, there have been people looking for bargains—from the free land given to immigrants who agreed to populate North and South Dakota, to those potential buyers who think they can get a better deal if they buy a home directly from the seller.
Real estate agents will swear that buyers will ONLY get the best deal if they work with them.
However, according to the National Association of Realtors Annual survey called “Profiles of Home Buyers and Sellers", over the past 3 years, 23% of home buyers purchased their home directly from the seller (and did not use a real estate agent). They are the group who have made up their minds that buying a home directly from the seller is in their best interest, regardless of the constant propaganda from the National Association of Realtors!
So by working exclusively with real estate agents, your pool of potential homebuyers is 77%.
Who do you think is doing business with the other 23%?
Look around. There are plenty of FSBO real estate books…a handful of great websites where FSBO sellers “list” their homes for sale…classified ads are packed with them…and now the trend is for banks and mortgage companies (even Fannie Mae) to advertise their foreclosures separately and/or hold auctions to dispose of their inventories.
While other loan officers have created a niche strategy working with for sale by owner sellers, have you thought about creating a niche market with FSBO Buyers?
